The co-operative approach was defined in 1978 by the Research Committee of the former Ministry of Construction as “an approach whereby the residents of personal housing form a cooperative partnership and jointly formulate a business plan, acquire land, place orders for design and construction work to be undertaken, carry out other operations, and acquire and manage dwellings.” Rather than remain characterized by a single format, co-operative housing in Japan subsequently underwent a process of diversification that resulted in the emergence of a wide variety of different styles. In our case, we apply the same contractual approach that is used for made-to-order architectural projects to co-operative housing.
Land and building rights as of the time of the completion of a structure are no different from such rights as they exist at the time general Japanese-style apartments are acquired.

We disclose schematic designs produced by outside architects and the approximate project expenses associated with these designs through our website in advance to our online members. Members who are interested in a given project will attend our consultation sessions by appointment. Subsequent to the consultation sessions, we propose to those members who desire to reside in the structure in question to jointly form a co-operative partnership, providing necessary coordination. The final say on all matters concerning the project lies with partners. We shall carry out all production operations for each project in order to make sure that the administration and decision-making processes undertaken by a partnership will be smoothly and securely complied with until the completion of construction.

For example, Akasaka, Aoyama, Azabu, and Shirokane in Minato Ward and Hiroo, Ebisu, Daikanyama, and Shoto in Shibuya Ward are areas that can be effectively utilized for work, play, and relaxation thanks to the convenience they offer for living purposes and the excellent ease with which any sector of the city can be accessed from these points. These locations are also valuable for giving residents the ability to comfortably immerse themselves in natural surroundings despite being in an urban setting. Historically known as neighborhoods in which mansion houses were situated, these areas are attractive for the robustness with which property values are maintained even after the passage of a significant period of ownership. These areas, which are also situated near our premises in Minami-Aoyama, constitute places where we would like to become more actively involved in the future.
